Cottage Renovation & Extension
This project entailed the renovation and extension of an existing home in the Sydney suburb of Mosman. The front section of the existing cottage was completely renovated, and the original features were either renovated or replicated.
As you enter the property, you are welcomed with traditional cottage features including high ceilings, detailed feature skirting boards, architraves, and cornices. The original timber windows and doors have been stripped back and retained and a double-sided fireplace has been installed to act as a room divider between the formal living room and study. The floorboards are all new and flow into the new extension area of the home to create a seamless visual link. The sun-drenched courtyard located centrally within the home has formed the change from old to new.
The new extension is a slab on ground construction with double brick external walls. The upper level is lightweight timber frame construction clad with Sycon exterior boards. The rear ground floor extension houses the kitchen, laundry, dining and open living areas. This all opens out through full height aluminium sliding doors to a level rear, landscaped yard. The kitchen is a galley style that leads into a butler’s pantry and wine cellar and then onto the laundry. The kitchen also includes a large centre island and extends out to a built-in BBQ. Clever lighting design has been used to create a separation of spaces in the open living area and air conditioning grills have been incorporated into the joinery bulkheads, to keep the ceiling as clean as possible.
The stairs that lead to the upper level are a feature in themselves, with the floorboards being used to clad the staircase up to the winders and onto the upper landing, all incorporating a concealed fixing raked glass balustrade. The upper level includes 2 kid’s bedrooms, both with built-in wardrobes and desks, a shared kid’s bathroom with in-wall toilet cisterns to maximize usable space as much as possible and a large master bedroom with ensuite bathroom and walk-in wardrobe.
The home has been constructed with many additional comforts including ducted air conditioning throughout, electrically operated external blinds and shutters, electric underfloor heating to the bathrooms, a security system and a retractable roof over the rear dining and BBQ area.
We also undertook the highly detailed landscaping, new driveway and hardstand fencing, garden lighting and automatic irrigation system.
The main feature of this home is the high level of detailed finishes from all trades, which has come together to create a unique and beautiful home for the owners and blends the new and old harmoniously. This level of finish can only be achieved by strict on-site supervision from the site manager and a close relationship built between the builder and the total project team including the contractors, architect, interior designer, structural engineer and of course the client.
This project was very satisfying for the team at Jakin Homes & Pools, to see the home and landscaping come together as one package and for the client to be so happy with the finished product
